What does a property agent cost in Singapore?
A property agent's commission in Singapore is not fixed: the Council for Estate Agencies (CEA) says commissions are not fixed and that a client is free to negotiate the amount or rate. CEA advises recording the agreed rate in one of its Prescribed Estate Agency Agreements before entering into a contract with the agent, and asking whether GST is included; only a GST-registered property agency can charge GST. An agent may collect commission only from the party the agent represents. The site of one agent on this page, Jessica Low, puts an agent's commission on a sale at typically 1% to 2%.
How do I choose a property agent?
Choose a property agent by starting from the work you need done: renting, buying or selling, and which kind of property, because the six agents on this page do not all describe the same work. Ask which languages the agent works in and how the agent can be reached. The Council for Estate Agencies (CEA) says an agent can act for only one party in a transaction, so the agent you appoint cannot also represent the other side. CEA's agreements come in two kinds: an exclusive agreement appoints one property agency for up to three months, and a non-exclusive agreement lets you appoint more than one.
What should I check before engaging a property agent?
Before engaging a property agent, look the agent up on the Public Register of the Council for Estate Agencies (CEA): every entry on this page shows the agent's registration number. CEA says the register shows whether the registration is valid, the residential transactions the agent has facilitated in the last two years and which party the agent represented, the agent's industry awards, and any disciplinary record. CEA says every property agent must be registered with it through a licensed property agency, and that it is an offence to do estate agency work without a valid registration. Sign an estate agency agreement only after you have understood its clauses, especially those on commission.
