Its site is written for new Singapore permanent residents and people applying for citizenship, and covers additional buyer's stamp duty (ABSD), eligibility for HDB flats and the use of CPF savings.

For buyers it lists HDB eligibility checks, ABSD calculations, advice on CPF use and on loan eligibility, and support with viewings and negotiation, for HDB resale flats, executive condominiums and private property.

What a property consultancy costs in Singapore depends on the work, so ask for the fee in writing before you start. Two of the six on this page say who pays on a rental: SEPE says its service costs the client nothing because the owner pays the commission on a standard lease or purchase, and Citiprop says a tenant's agent is generally paid by the landlord's agent. BeyondSGProp offers a free consultation. For a buyer the larger cost is tax. The Inland Revenue Authority of Singapore (IRAS) charges buyer's stamp duty on every purchase, at rates that rise to 6% on the highest part of a home's price, and additional buyer's stamp duty (ABSD) on homes: 60% for a foreigner buying any residential property, 5% for a permanent resident buying a first home and 30% for a second. On a lease of four years or less with an average annual rent above S$1,000, IRAS charges stamp duty of 0.4% of the total rent.
How do I choose a property consultancy as a foreigner or new immigrant?
Choose a property consultancy by starting from what you are allowed to buy and what you need done. The Singapore Land Authority (SLA) says a foreign person, which for an individual means anyone who is not a Singapore citizen, may buy a condominium unit or a flat without approval, but must seek approval to buy landed residential property such as a terrace house, a semi-detached house or a bungalow. Then look at the work each consultancy describes, because the six on this page do not all describe the same work: some write mainly about rentals for people relocating, others about buying and selling, and some take on commercial property as well. Ask which languages the firm works in, who will handle your case, and whether it also arranges the loan.
What should I check before engaging a property consultancy?
Before engaging a property consultancy, check that the company is on the ACRA register under the name it gives you: every entry on this page shows the provider’s UEN, its Unique Entity Number, which you can look up free on ACRA’s BizFile search. Ask in writing what the firm will do for you, what it charges and who pays it. If you are not a Singapore citizen and want a landed home, read the rules of the Singapore Land Authority (SLA) first: it says each application is assessed case by case, that an applicant should have been a permanent resident for at least five years and must make an exceptional economic contribution to Singapore, and that an assessment generally takes about 30 working days. Work out the stamp duty before you commit: the Inland Revenue Authority of Singapore (IRAS) says the rate of additional buyer's stamp duty (ABSD) depends on the buyer's profile on the date of purchase, and that where buyers with different profiles buy together, the highest rate applies to the whole property.
