2. Yuen Law

Best for Chinese-speaking and foreign buyers of private property

Handles purchases and sales of HDB flats, private homes, commercial property, shophouses and industrial property, and the decoupling of jointly owned property.

Its conveyancing page answers foreign buyers' questions: which kinds of property a foreigner may buy without approval, and the stamp duties that apply.

Advises on buyer's stamp duty, additional buyer's stamp duty and seller's stamp duty, and on remission of stamp duty.

Says it handles conveyancing with most local banks and financial institutions, naming DBS, UOB, OCBC, Maybank, Singapura Finance and Citibank.

Its website has a full Chinese version; it describes itself as a medium-sized, full-service law practice.

Yuen Law is the provider on this page that does most for a reader who is new to Singapore's rules. Its conveyancing page sets out what a foreigner may buy and which stamp duties apply, and its whole website can be read in Chinese.

It names the lenders it works with and covers every kind of property, from HDB flats to shophouses. It publishes no fees and does not say how long it has practised; the company was registered in 2012.

Has a Retail Conveyancing practice: sale and purchase of public and private housing and of commercial and industrial property, mortgage financing and refinancing, and applications to use CPF money.

States a niche in acting for local and foreign high-net-worth individuals and private banking clients buying and selling property in Singapore, including purchases through a company set up for the purpose.

Established in 1986; around 14 fee-earners.

8. Lee & Lee

Best for Larger or more complex property matters, such as a collective sale

Its Real Estate & Property department handles the sale and purchase of residential, commercial and industrial property, including property administered by government agencies such as HDB and JTC, for individual units and whole buildings.

Handles collective sales, developers' sales of homes and commercial property, and mortgages and charges.

Acts for listed companies, developers, government authorities and high-net-worth individuals.

Founded on 1 September 1955; a limited liability partnership since 1 October 2025, with a combined strength of over 180 lawyers, paralegals and support staff.

Its website can be read in English and in Chinese.

Lee & Lee is the oldest practice on this page, founded in 1955, and the largest of those that state their size, with a department for real estate alone. Its strength is the larger matter: a collective sale, a purchase from a developer, a whole building.

Its pages are written mainly for companies and developers and say little about an ordinary home purchase, which is why it comes last here. It publishes no fees and does not state its opening hours.

Questions readers ask

What does conveyancing cost in Singapore?
Law firms set their own fees, and most quote on request. One provider on this page publishes fixed fees for an HDB resale flat: S$2,200 to buy, S$1,800 to sell and S$1,500 to refinance; see its entry. The other seven publish none. When you compare quotes, ask whether the figure includes search and registration fees, the mortgage stamp fee and GST. Stamp duty on the purchase is separate: it is paid to IRAS, the tax authority, and is usually far larger than the legal fee. For some HDB transactions, HDB's own legal service can act for you instead.
How do I choose one?
Start with the property and the loan. If you are taking a bank loan, check that the law firm is on your bank's panel, so that it can act for the bank as well as for you; if you are using CPF savings, ask whether it also acts for the CPF Board. Ask how often it handles your kind of transaction, whether an HDB resale flat, a new condominium bought from a developer, a landed home or a purchase by a foreigner, and who will handle your file day to day. Ask for the full fee in writing before you appoint anyone. A foreign buyer should also ask about additional buyer's stamp duty and whether the property needs approval to buy.
What should I check before appointing one?
That the law practice is licensed and your lawyer holds a current practising certificate: the Ministry of Law's online "Search for a Lawyer or Law Practice" lists both. That the quote is in writing and says what it covers. That the law firm can act for your lender, if you have one.
